The above Realtor Software example is available with the software, by clicking the "Setup Values" button with your mouse and then using the "Examples" pull down menu on the setup form to select "Real Estate".  Since this is a programmable software screen, the above can of course to modified by you to suit your business.  Hopefully, though, the above might show some of the power and time saving benefits of having your own custom software for your business.

In this example, the only item that must be filled in is the Sales Price of the home.  If any of the other left inputs are zero, you need not fill them in at all.  This of course has to do with the way the programming was done.  The general process to use a multi-line calculation like this, is to fill in any data needed on the left side.  No data needs to be filled in on the right - the right side is for outputs.  Then just click "Calculate All" with your mouse.  For this example:

  • "Remaining $ Mortgage" is the sellers remaining mortgage

  • % Sell commission is in terms of percent.  So, if 3% then enter 3

  • Similar to above.  Note that if you as realtor are both buyer and seller, you could just use on line of buy or sell commission if you wish

  • NOTE that the two closing costs below are over and above the Real Estate Commissions - and are therefore eparate costs - such as title costs, and similar

  • % closing costs - are for those closing costs that could be a % of the sales price of the house.  It can be zero of course

  • $ more closing costs - are those closing costs that are fixed and are not a percentage of the sales price - it can be zero of course if all is done using the above % of closing costs option

Hopefully the outputs somewhat speak to themselves.  The "overall proceeds" at the top is just the sales price of the home minus the mortgage.  Below that are the commission dollars for the Realtors based on percentage, the totals for the closing costs.  And then the closing costs are subtracted from the overall proceeds so the customer can get an idea of net proceeds.

Of course since this is a programmable calculator - you can modify or add to the above.  One item that might be important - is if fees are split within your office on the total buy or sell commission.  You might want to know your share.  Then you could easily use one or both of the last two unused lines to calculate your portion.  For example, if you get 60% of the total sales commission you could make the formula for line 8 (second from bottom): "zb3x60%".  And if you get 70% of the buy commission you could make the formula for line 9:"zb4x70%".  You might be able to see how this works by examining the example   However, this might also help with the explanation, item by item in the formula for line 8:

  • "z" just tells this line to ignore any input typed in on the line and calculate using other information

  • "b3" says to take the output from line 3

  • "x" means to multiply that by the next item, "60%"

  • See? not so bad.

You can of course use whatever labels for these items as you wish, however, you might call line 8 "my portion if selling" and line 9 "my portion if buying".

Keep in mind, of course, that you can choose to save these options at the end, such that the formulas and the input output names will be there every time.  If you want more than one custom program, "Load" and "Save" will allow you to save multiple option files under different names.

So, our apologies if it seems complex to do this the first time.  However, if you save it, you only need to do the setup once - and then it is YOUR custom business calculator.

And also, do not forget that this calculator is one of five that come with this software.  Use the pull down menu on the main custom screen to select "Mortgage Calculator" and then you can have your own highly featured mortgage calculator with its amortization table and printout capability.
